MINUTES - OCTOBER 21, 2010


PRESENT: Terry Thompson, Carl Lapoint, Gaile Rollins, Louise Dix

Gaile reported that on October 20th the boiler was turned on. It was spewing water with steam going up the chimney instead of into the pipes throughout the building for heat. The heating company suggested either patching the boiler or replacing it. In a letter from John Lebeau regarding the problem, he recommends  that the boiler be replaced with one that can use forced hot water. There has only been 1 bid for around $16,000.00.  Carl told the committee the boiler was replaced in 1982 and then again in 1991. He also suggested returning to the old system of 3 boilers so that there would be one boiler for each heating zone. If there were a problem with one part, there would be heat in the rest of the building.

The homeschoolers are leaving as of December 1st. One tenant is still behind two months.

Louise reported there was $10,343.00 in the income account but expenses totaled $6,088.58 since the fiscal year started on July 1st.

The minutes of the September meeting were read by the committee members and approved. A copy will be sent to the town clerk.

The COA is going to pay for a new floor in the kitchen with the highway department taking out the old rug.  There are also new tables coming in.

The ramp outside of the building has been repainted.

Carl read from the annual report of 2000 that there was a boiler problem with high oil prices at that time. It seems to be an ongoing problem.  Tom Smith suggested having the entire system checked and either repair it or change to a newer system.

There is a concern about renting the available studio area in the building.

Carl asked that John Lebeau be asked to attend the next meeting so this problem can be addressed face to face.

The next meeting is on November 18th.
